Renting an apartment in Đà Nẵng for foreigners: documents and payments
International guests coming to Đà Nẵng for long-term stays often ask two things before viewing a property: what documents are needed, and how to make payments. This post covers both briefly.
Documents to prepare
You only need one of the following: a passport with a valid entry stamp, or a temporary residence card in Vietnam. No other documents are required.
Temporary residence registration: a mandatory task, and how TRAVI HOME helps

According to current regulations, temporary residence registration must be completed as soon as a foreigner arrives at the accommodation, either through the electronic registration system or via the NA17 declaration form. This form must be submitted to the local commune police within 12 hours, or 24 hours for remote areas. The information required includes full name, gender, date of birth, nationality, passport number, duration of stay, and expected length of stay.
For long-term apartment rentals, the responsibility for registration lies with the person named in the lease agreement.

Security deposit and payment methods
The security deposit is 1 to 2 months' rent depending on the unit, payable once upon signing the contract. When the contract ends, TRAVI HOME checks the condition of the apartment and returns the deposit—if the unit is handed back in its original condition, the deposit is returned in full without any deductions.
The most common payment schedule is every 3 months. If you pay 6 months in advance, you get a 2% discount; pay 12 months in advance, and you get a 6% discount. For a unit at 20 million/month, the savings for 12 months can amount to tens of millions.
What do monthly costs include?
Electricity is charged at residential rates. Water is charged based on actual usage, from 5.119đ to 7.644đ/m³. Management fees are 12.000đ/m²—some landlords include this in the rent, while others do not. Internet starts from 250.000đ/month and is pre-installed before you move in.
